Why You Still Need a Realtor When Buying a New Build

Many buyers believe they don’t need a realtor when purchasing new construction – after all, you’re buying directly from the builder, right? But here’s the truth: having a knowledgeable realtor by your side can save you time, money, and a lot of frustration.

As a realtor, I understand the process – I know which builders are in which areas, what price ranges they fit, and the difference between standard, upgraded, and fully custom options. There’s nothing more disappointing than being approved for $400,000, only to tour homes starting at $550,000. A good agent ensures your search stays realistic and within budget.

Then there’s the matter of taxes and fees – especially here in the DFW area. You’ve probably heard terms like MUD and PID (Municipal Utility Districts and Public Improvement Districts). These are extra taxes that can affect your monthly payment. Most buyers walk into a builder’s office without realizing these costs even exist. That’s why it’s important to have a realtor who knows how to ask the right questions:

  • Does this community have a MUD, a PID, or both?

  • How much will that add to my tax rate?

  • What’s included and what’s considered an upgrade?
