In this episode of Quick Keys with Patricia, I’m giving you three foundational tips every buyer needs to follow before starting the home search.

1. Get Pre-Approved and Protect Your Credit

The first step is simple: get pre-approved — not just pre-qualified.

Pre-approval means a lender has reviewed your credit, income, and financial documents to determine exactly how much you can borrow. More importantly, if you already have good credit, protect it. Avoid big purchases or opening new credit lines before or during the home buying process.

This shows sellers (and your lender) that you’re a serious, qualified buyer.

2. Budget for More Than Just the Down Payment

Many buyers think they only need to save for their 3.5% FHA down payment — but that’s just the beginning.

You’ll also need to budget for:

  • Closing costs (typically 2–5% of the purchase price)
  • Inspection fees
  • Appraisal fees
  • Potential moving or upfront HOA costs

These are necessary out-of-pocket expenses that can’t be rolled into the loan. Planning for them up front helps prevent last-minute surprises.

3. Choose the Right Location — Not Just the Right House

It’s easy to fall in love with a spacious, affordable home — but what about the neighborhood?

Here’s what to evaluate before saying “yes” to the address:

  • Safety – Use crime maps and local reviews

  • School districts – Even if you don’t have kids, schools affect resale value
